Guest Policies
So that we may provide the best experience for you and our future guests, WeeCasa requests that you agree to the following policies:
RESERVATION PAYMENT
Full payment is required with a valid credit card at the time the reservation is made. We accept Visa, Mastercard, Discover and American Express.
TAXES AND FEES
Reservation rates do not include the local sales tax, currently 8.69%%, and the Town of Lyons Lodging Occupancy Tax of 5% of the total room rental charges. In addition, a Resort Fee of $35 per stay will be added to your reservation rate which covers: WiFi, use of our fire pits/firewood and charcoal grills, lawn games and other services offered on property .
CHECK-IN / CHECK-OUT
Check-in time begins at 3:00 pm. Upon check-in you’ll be asked to fill out any necessary paperwork and consent to our Guest Policies.
Check-out time is 11:00 am. The entire 4-hour window between check-out and check-in is needed to adequately clean and prepare the home for the next guest. Out of respect for our housekeeping staff and newly arriving guests we ask that you adhere to our arrival/departure times.
CANCELLATION POLICY
A refund will be given if canceled at least 14 days prior to arrival. The form of refund will depend on when the reservation/payment was made - if the payment was made more than 120 days ago, a check will be mailed or a payment via Venmo or Zelle.
If the payment was made less than 120 days ago, the refund will be applied to the credit card on file. No refunds for early departures.
For special events (RockyGrass Academy/RockyGrass, Song School/Folks Festival), the cost of the first night is non-refundable regardless of when the cancellation is made. Our cancellation notice for special events is also increased to 30 days prior to check-in. Any cancellations within the 30 days prior to arrival will be charged for their entire stay. For wedding blocks/holds, special cancellation policies will apply.**
TINY HOUSE SUBSTITUTION
Our houses can change from year to year. As we improve our experience and retire older tiny homes. WeeCasa reserves the right to substitute a Tiny Home of similar or greater value than specified in the guest’s reservation should the situation require it.
PETS
WeeCasa and our staff love dogs and we provide a few dog friendly houses. Please contact us directly when booking with your pup. Online check-in is unavailable with dogs. Pets must be pre-approved before booking. Please abide by the following policy so we can continue to offer dog friendly homes:

Fees:
$75 non-refundable Dog Fee per stay will be collected at the time of reservation or check in.
You must register your dog at check in. Houses that accommodate our four legged friends are subject to more wear and tear, therefore more cleaning and repairs. If you fail to register your pet at check-in, additional fees and cleaning charges of up to $250 may apply.
We understand that your dog is a member of the family, so for their safety, along with the safety of our guests, you and your companion should understand and abide the following rules and policies:
Dogs over 1 year old only. No cats, birds, or other animals are permitted.
Only 1 dog allowed per home
Dogs must be vaccinated and on flea/tick prevention
Dogs MUST be supervised at all times. Do not leave alone in the home or in your vehicle (even if crated)
Dogs MUST be on a leash at all times. No exceptions Please be respectful of the Riverbend wedding venue next door. Please keep dogs on WeeCasa property only.
Do not tie your dog up outside or leave alone on the porch or patio of your home
Dogs MUST be potty trained. Clean up your dog’s waste immediately
If your dog sleeps on furniture, please cover it with blankets to protect it.
(Extra cleaning due to hair, scratches, staining or any other damages will be charged)Owners must provide their own dog beds, blankets, & bowls.
Excessive barking that disturbs other guests or our neighbors will not be tolerated
Aggressive behavior towards other guests, dogs, or staff will not be tolerated
Dogs MAY NOT, under any circumstance, chase wildlife
We take the quality and upkeep of our homes very seriously and want to ensure our tiny houses are ready for the next guests. We ask that if your dog has trouble following the rules, you consider leaving them at home.
Definition of a Service Animal: Per Colorado House Bill 16-1426, Section 1 (b), “The term ‘service animal’ has a distinct meaning in the law. A service animal means a dog or miniature horse trained to do work or perform tasks for the benefit of an individual with a disability and whose work or task is directly related to the individual’s disability. Under the law, the provision of emotional support, well-being, comfort, or companionship does not constitute the work or tasks of a service animal.”
SMOKING
All of our Wee Casas are 100% non-smoking (this includes tobacco and marijuana). Any violation of the smoking policy indoors will be charged a $250 additional Cleaning Fee to remove smoke odors from the home and/or linens.
PROPERTY RULES
Quiet hours begin at 10:00 pm in respect of our neighbors – this is STRICTLY ENFORCED by property management. Firepits must be put out by 11:00 pm.
RESPECTING OTHER USES AT RIVER BEND
A portion of the beautiful River Bend property is designated as a wedding and special event venue managed by the Lyons Riverbend. Although there is a separation of the WeeCasa and wedding event grounds, we ask that you please be respectful of private events, stay within the WeeCasa designated areas, and be mindful of your noise level. Quiet hours begin at 10:00 pm in respect of our neighbors – this is STRICTLY ENFORCED by property management. Unfortunately, sound is amplified in this valley, so “after parties” will not be tolerated on the property. After your event, feel free to gather at one of the great bars or restaurants in Lyons. Town is a two-minute walk away.
PARKING
WeeCasa has one parking spot per tiny house. If you need to have more than one car on the property, please contact our office to make arrangements. During the summer months, additional parking may not be available.
We offer RV or trailer parking under certain conditions – please contact us to have your trailer or RV approved prior to your arrival date.
CLEANING
We pride ourselves on being an environmentally friendly hotel. Guests are encouraged to participate in our green policies by re-using their towels for the duration of their stay, and conserving water. The Wee Casas are cleaned before new guests arrive, but we do not provide room service or cleaning during your stay. However, for guests staying more than three days, we are happy to supply fresh linens and schedule a cleaning upon request.
ITEMS LEFT BEHIND
WeeCasa shall not be liable or responsible for personal items left behind, lost or stolen. If you leave an item after checking out and wish to have it returned, call WeeCasa as soon as possible and we will arrange for shipment. We will inform you of the shipping cost and with your approval charge the credit card on file to cover the expense.
DAMAGE
While accidents do happen, registered guests will be held financially responsible for all damages to the property or missing items discovered during their stay and/or immediately upon departure.
MOBILITY ISSUES
Each of our Wee Casas offers a unique arrangement for sleeping, eating and relaxing. Some Wee Casas have a queen-size bed on the main level plus a sleeping loft accessible by a ladder or stairs. Others do not have lofts. Be sure to check our website for a detailed description of each Wee Casa! Please note that our Wee Casas are not wheelchair accessible. Unfortunately, most tiny homes cannot accommodate wheelchairs simply due to their size. By consenting to these terms, you agree that you accept the conditions in the tiny home that you are reserving. WeeCasa is not liable for any personal injuries resulting from staying in or using the Wee Casa. The signer indemnifies and holds WeeCasa harmless against any and all such claims, including attorney’s fee incurred in defense of such claims.
WAIT LIST
WeeCasa maintains a wait list for nights that are fully booked. To be placed on the wait list, email us at info@WeeCasa.com and include the following information so that we can contact you quickly in the event that a Wee Casa becomes available: your phone number, arrival and departure dates, and number of people in your party. If a Wee Casa becomes available before the arrival date, we will work through the list to see if wait listed guests would like to complete their reservation. We may include a response time limit, after which we will call another guest from the wait list.
LIABILITY
And here’s the extra fine print… WeeCasa ("WeeCasa" includes the following: (a) WeeCasa and (b) the owners of the tiny houses on WeeCasa property) accepts no liability and will not pay any compensation where the performance of its obligations is prevented or affected directly or indirectly by or as a result of force majeure or any circumstances beyond its reasonable control including, but not limited to, flood, earthquake, extreme adverse weather conditions, natural disasters, pandemics, other acts of God, acts of terrorism, fire or failure of electric power, gas, water, or other utility service, plant machinery, computers, vehicles or any collapse of building structures. WeeCasa will not be responsible for the loss or damage of any property left in a tiny home other than as required under Colorado law. WeeCasa will not be liable for any indirect, consequential loss or pure economic loss (whether caused by the negligence of the Company, its employees, contractor or agents or otherwise). The Company’s total liability shall not exceed the value of the Contract. Nothing contained in these terms and conditions may be read or construed as excluding any liability for death or personal injury caused by WeeCasa’s negligence or liability for fraud or fraudulent misrepresentation. These terms and conditions will be governed by and construed in accordance with the laws of the state of Colorado, without regard to conflict-of-laws principles.
